During the summer, an unventilated roof space can reach extreme temperatures — in some cases well above 50°C. This heat transfers downward into living areas, making homes uncomfortable and placing additional demand on air conditioning or cooling systems. It also accelerates the ageing of roofing materials, reducing the lifespan of felt underlays, adhesives, and even lead flashings.

  • Building Regulations Approved Document C: Covers site preparation and resistance to contaminants and moisture, including requirements for adequate ventilation of roof spaces to prevent condensation damage.
  • NHBC Standards Chapter 7.2: For new-build properties, the NHBC provides specific guidance on ventilation, vapour control, and insulation in pitched roofs that builders and warranty providers refer to.

In practice, the required ventilation area depends on the pitch of the roof, the type of underlay used, and whether the roof is a cold or warm construction. A qualified roofer or building surveyor can advise on the correct specification for any given project.
